I am sending this note following the closing of our Mom's home in Fayetteville. The reason for this note is to say a simple Thank You! When we interviewed realtors I asked a few simple questions. Are you full service? Define to me what that means? Tell me how you would sell this home? Advise me on price points in the area? Since we were working from Apex and Emerald Isle we needed resources on the ground to make sure this sale went through. This was especially critical in the "down turned economy of 2009". So how did it go some might ask? The first realtor I interviewed said we should price our house lower than the appraisal. Litchfield did not take that route and helped us sell the house versus giving it away. Matter of fact it sold for more than 10k over the first interviewees suggested list price. What about service? The home was in good shape but it is 17 or so years old. Following the home inspection and appraisal some minor repairs had to be made. Litchfield not only recommended vendors to do so but let them on and off the property. That saved me time and stress during this transaction. I also felt we saved some money as the prices for the repairs were very reasonable and the vendors polite. Finally what about after the sale? We received not only THE CHECK but a box of mail that had been caught between the address forwarding and the close date. Now that is closing the deal and making sure the loose ends are tied up! Team, Patty, Darius, and Connie, come to mind, thank you. If we ever decide to re-relocate back to Fayetteville we would surely look to you all for help. Take care and keep selling!

I was kind of nervous putting my house on the market for sale.  Especially with today's economy, and already having a new home with a new mortgage payment.  I consulted with a member of Patty's team on how to go about quickly selling my home.  He gave me some great advice and put pictures of the exterior online prior to me being ready to show the inside.  I already received offers then, and once he showed it, we had a solid offer and closed within 2 weeks.  They kept great communication with me, always keeping me informed of what was going on.  Everyone at Litchfield Realty worked with me in the purchase of our new home as well as the sale of my old home.  They all became like family by the time it was all done and over with.  They gave up ALOT of  free time after hours and on weekends, including sundays to help us find our new home.  My husband and I were very particular about what kind of home we wanted and how much we wanted to spend, and which schools we wanted our children to attend.  We must have look at...I can't even say how many houses we looked at.  Some of them we went to a few times, and then changed our mind again.  I don't believe I would have gotten the same treatment and special attention anywhere else.  A member of Patty's team even came by our new house several times to drop by paperwork for my old house so that I wouldn't have to come by the office, and the office got us a house warming gift. I listed my home on Military By Owner in March 2006.  I showed my home about 10 times while it was listed on the website.  I found the showing of the house to be a little bothersome for me.  I was there alone so every time someone wanted to see my house I had to leave work or make myself available on weekends.  I thought I showed the house pretty well but of the 10 only one made a serious commitment.  I finally had to leave the area so I had to go with a realtor.  I interviewed several realtors and narrowed it down to two.  One was Patty Herrera or Litchfield Realty and the other was with another realty Office in the area.  My gut told me to go with Patty at Litchfield but I went with the other realtor for 90 days.  During those 90 days I had about 30 people look at the property but each person made several negative comments about my home.  After the 90 days, I went with Patty.  Immediately when she walked in she told me what changes I needed to make to sell my home.  Her suggested changes must have worked because my house sold within 30 days after she took over.  She was energetic, knew her business, and made me feel comfortable.            

 

If I had to do it all over again I would have simply hired Patty and stopped worrying about showing the place.  Unless you really know how to get that curbside appeal and what attracts customers you may be waiting for some time.

 As first time home buyers me and my husband knew pretty much nothing about the home buying experience except for what was on TV. The Patty Herrera Team was referred to us from out VA loan officer with Pine Valley Mortgage. From start to finish and even thereafter Marisol has been great. We saw a few houses but she could tell that they were definitely not in our interests; even some of the homes that we wanted to see, she would look into them before booking a viewing to see if we should even waste our time seeing it. After feeling like maybe we should just wait and save money Marisol took us back to one of the first homes we looked at for a second viewing. The house met all of our needs when we saw it the first time but we were not too sure if there was something else out there. Needless to say we put an offer on the house and it was accepted. We knew we would need new flooring but it was really not in our budget to spend that extra money and with a VA loan you cannot ask for more than what the offer was. So Marisol suggested we ask for a flooring allowance, which was accepted. We would not have known that to do if we did not have Marisol there to guide us. We thank her and our now happily moving into our first home. Also for most people that think that once the purchase is over that you will not have to contact your realtor anymore, you are quite wrong. We had some problems after closing and Marisol is helping us out with what we do not really know too much about. once again thank you The Patty Herrera Team.
